2 companies purchase lots in West Bend Corporate Center
Lots expected to house self-storage facility and multi-tenant industrial facility

The Barry Co. sold two lots in the West Bend Corporate Center on Wednesday to Bruno’s Self Storage 2 LLC and Wolfpack One Investments LLC.

The lots are expected to house a self-storage facility and a multi-tenant industrial facility.

Bruno’s Self Storage 2 LLC is expected to start construction on their second ExtraSpace Storage location before the end of September and complete it by spring. The climate controlled facility will be about 112,000 square feet. The other location, in Grafton off Interstate 43, is under construction.

“There was really a need for it,” Bruno Hanney said about opening the second location. “There’s just a lot happening in West Bend,” he later added.

Adam Williquette with Anderson Commercial Group represented Hanney in the transaction.

Williquette said the facility will allow users to drive into the facility and store anything during all times of the year. He explained the self-storage building isn’t just climate controlled, but will also be pest controlled.

Bruno said the building will be void of rats or mice, lit by LED lights, have jazz music playing and keep those using the space out of any inclement weather. He explained that what is stored will also be protected from both humidity and freezing.

The goal of ExtraSpace Storage is to provide a friendly, safe and clean atmosphere.

Wolfpack One Investments, the other buyer, isn’t expected to begin construction on their 20,000-30,000square-foot building until the end of 2018.

Though the Barry Company made the sale, Continental 52 Fund LLC was the seller. Representing them in the sale was David Buckley of The Barry Company.

“Additional land sales in West Bend Corporate Center indicate continued demand for locating in this high quality business park,” Buckley said in a news release.

Buckley is responsible for several lot sales in the corporate park during the past few years. This includes the land for Delta Defense’s corporate headquarters.

The two plots from the most recent sale were 5.67 acres for the storage facility and 3.27 acres for the industrial facility. Several plots are still unsold at the Corporate Center and range in size from 1-59 acres.
