Apartment project awaiting standard plan approvals, financing

CEDARBURG — Little has changed since the Arrabelle apartment project architectural plans for the former St. Francis Borgia School site were approved in July.

“Right now, it’s my understanding that the developer is currently working on the project financing,” said Cedarburg City Planner Jon Censky.

He also noted that the HSI Properties project still needs to submit plans for landscaping, stormwater management and lighting, in addition to successfully securing financing, before plans will move forward.

A call to HSI Properties was not returned before deadline.

“It’s really a process that the developer – all developers – go through,” Censky said. “This is fairly typical.”

The multifamily development from HSI Properties will offer 69 apartment and townhouse units and a plot for a single-family home on the former St. Francis Borgia School site on Hamilton Road. It will be targeted to empty-nesters, snowbirds and baby boomers, with monthly rents ranging between $1,000 and $2,000.

The project was green-lighted in March when the Common Council unanimously approved rezoning and land use plan amendments; architectural plans were approved by the Plan Commission in July.

Censky also addressed local rumors that the project had somewhat gotten bigger in the interim.

“Any significant change to a project, not just this one but any project proposed in the city, would have to return through the approval process,” he said. “As so, it would appear on the agendas for those respective meetings. That hasn’t happened.”
