The Waters’ senior living development would have 24
ranch-style independent living duplexes.
CITY OF PEWAUKEE — Minneapolis-based developer The Waters has proposed a 150-unit senior living
development in the city.
The approximately $40 million development would be located just
south of Crossroads Care Center of Pewaukee between Pewaukee and
Watertown roads and just north of Hawks Meadow subdivision.
Waters’ conceptual plan includes a three-story, multi-family
building containing 115 senior apartment homes; a 16-unit,
single-story memory care wing; and 24 ranch-style independent living
duplex cottages clustered around preserved woodland and wetland
areas on the campus.
Amenities on the main campus building would include restaurant/ café
options, a spa and salon, concierge services, theater room active
programming and underground parking, as well as personal care and
assisted living services.
The conceptual site plan shows access to the development from
Pewaukee Road and Hawks Meadow Drive. The plan was revised to
eliminate access from Watertown Road and to limit access from Talon
Drive to only pedestrians and the fire department.
The developers have revised their plans and reduced the total number
of units in their development from 187 to 155 following feedback
from the Plan Commission on April 18.
Developers heard feedback and concern from commissioners that The
Waters’ project would be sold to a nonprofit organization in the
future and that property tax revenues would be impacted. However,
the developers said they will enter into an agreement with the city
and record a deed restriction or covenant on the property to ensure
that it will not be sold to a non-taxable entity in the future,
according to The Waters’ project narrative.
The Plan Commission will review The Waters’ plans at 7 p.m. Thursday
in City Hall, W240N3065 Pewaukee Road.
